7 Ways To Prepare For House Hunting

Everyone thinks buying and selling homes is so easy, and it can be if you’re equipped with the right tools. Here are a few things to think about while preparing to buy a home.

7 Ways to Prepare for House Hunting

  1. Accept That No House Is Perfect

If it’s in your price range with the features you want and the location you want make a list of the items that matter most to you and let the minor ones go.

  1. Let Your Agent Be The Negotiator

Negotiating is part of the process, but let your agent handle this. Not budging on the price or repairs could cost you the home you love because your trying to save money on items that aren’t there.

  1. Always Plan Ahead

Don’t wait until you find a home to get pre-approved. Have your letter ready so when that time comes you can move forward with placing an offer quickly. A pre-approval letter assures sellers that you can buy the home and that you are serious about obtaining a loan.

  1. Don’t Ask For Too Many Opinions

Its easy to ask for advice on such a big purchase, but just know when you have too many people start chiming in, it makes it harder for you to make the decision that’s best for you.

  1. Always Have A Home Inspection

Some home inspections can be costly, but they’re worth it. Wouldn’t you rather lose a few hundred dollars than purchase a property lemon that will cost you thousands in the future.

  1. Make A Good Offer

In todays market it’s very unlikely that your offer is the only offer the seller has received. So do what you can to make your offer more appealing than the others like asking for less closing costs or fewer repairs.

  1. Consider Re-Sale Value

When you buy a home of course you want to fall in love with everything about it, but you need to consider re-sale value as well. If it’s on a major highway or the neighbors are loud and don’t maintain their home those are things you can’t change and may make potential buyers shy away from purchasing your home in the future.
